TO: GREENWICH CHASE HOMEOWNERS ASSOCIATION
RE: 2015 AMENDED BUDGET
The Board of Directors recently contracted KIPCON Engineering, a company specializing in developing reserve estimates, to conduct a survey to assess the current reserve fund for common property facilities.
Our community is 20 years old and the useful life of some of the common area amenities require replacement. The Board has the responsibility for maintaining an adequate reserve level for a healthy association. The study identifies that in order to meet these needs, additional funding is necessary as the initial reserve table established many years ago is out of date.
In order to get back on track, the Board of Directors has made a budgetary adjustment to compensate for this shortfall. To make it a little easier on the homeowners, a charge of $100 per home will be on the August statement. The charge is in addition to the regular annual association fees that are due in January.
If you are utilizing online payment services, please be sure to adjust your payments to include this charge. Changes should be made as soon as possible to insure a timely payment. This can be done through the INTEGRA website, www.integramgtcorp.com. Select the Union Bank “Online Payments” option under the “Resident Services” menu.
Your anticipated cooperation is greatly appreciated.
